# Record a landlord oil safety check (CD/12) Source: https://help.mucka.ai/gas-certs/record-a-landlord-oil-safety-check Category: Certificates Last updated: 2026-08-18 > Fill in the OFTEC CD/12 landlord oil installation safety check on site, with the landlord, the safety checks on every oil appliance, your graded observations and the next check date, then send it as a PDF. The CD/12 is the OFTEC landlord oil installation safety check: the oil equivalent of a CP12. You do it once a year on a rented property, and it is the certificate the letting agent asks for. One thing worth knowing before you start. **There is no legal requirement in the UK for a landlord to hold an oil safety certificate**, which is not the case with gas. OFTEC say so themselves. A CD/12 is evidence that a check was done, and plenty of agents and insurers want to see one, but nobody is breaking the law without it. The certificate says as much on the front, so nobody is misled. ## Before you start Make sure Mucka knows you work with oil. Open the certificate settings (see [Set up your certificates](/help/gas-certs/set-up-gas-and-oil-certificates)) and tick **Oil**, or **Gas and oil** if you do both. While you are there, add your **OFTEC registration number** and your engineers' **OFTEC technician numbers**. They print on the certificate. They never stop you approving one, because oil is not a licensed trade the way gas is. If you have not got them, it prints without them. ## Start the certificate Two ways in: 1. **From the job.** Open the job from [**Jobs**](/jobs) and use the certificates card. Starting it here links the client, the property and the engineer for you. 2. **From the certificates page.** Go to [**Gas & Oil Certs**](/gas-certs), tap **New certificate**, choose the **Oil** tab, and pick **Landlord Oil Installation Safety Check Certificate (CD/12)**. If your job types include **Oil Landlord Safety Check**, Mucka already knows that job wants a CD/12 and will offer it on the job itself. If you did the same property last year, Mucka offers to carry the details over: the landlord, the tenant and the appliances come across, and everything you have to check is left blank for you to do again. ## Fill it in - **Check details.** The date and the engineer. Your OFTEC numbers show here so you can see what will print. - **Client and property.** Prefilled if you started from the job. - **Issued to.** Choose whether the certificate goes to the client or to a separate landlord or agent. Mucka remembers which you usually pick for that client. There is also a spot for the tenant's name. The paper CD/12 comes in triplicate so the tenant keeps a copy, so it is worth filling in. - **Appliances and safety checks.** Add every oil appliance at the property with its make, model, burner and flue, and **who owns it**, the landlord or the tenant. That last one decides who pays for any remedial work. Each appliance gets its own seven checks: oil storage, oil supply, air supply, chimney and flue, the burner, the safety controls, and whether there is a **carbon monoxide alarm**. Mark each Pass, Fail or N/A, with a note and a photo where it helps. - **Test results.** Seven readings per appliance if you fired it: smoke number, CO, CO2, draught, flue gas temperature and the two efficiency figures. **You do not have to record any of them.** A CD/12 is a look-and-check, not a service, so if you did not run the appliance there is nothing to put down and Mucka will not ask. - **Observations.** Anything that needs putting right, and how serious it is. Each one is graded: 1. A warning label has been affixed to the equipment 2. It is strongly recommended these faults are remedied urgently 3. The equipment should not be used until the faults are rectified **3 is the most serious**, not 1. Add as many as you need. If you write words against an observation, Mucka asks you to grade it before you can approve, so nobody reading the certificate is left guessing how bad it was. - **Serviced in the last 12 months?** If you have already done a CD/11 at that property, Mucka finds it and offers it in one tap, and its serial prints on the certificate. There is a free-text box too, for a service someone else did. - **Next check due.** Mucka suggests twelve months ahead. Change it if you need to. This is what puts the property back on your certificates-due list next year. - **Sign it off.** The engineer signs on screen. The customer can sign too, and you can record whether they signed as the tenant, the landlord or the agent. Everything saves as you go, so you can put your phone down mid job and pick up where you left off, even on a different device. ## Approve and send Tap **Approve** when it is done. Mucka shows you the outcome and asks you to confirm. A grade 3 observation, a failed check or an appliance you marked Fail all make it a fail. Approving **locks the record as a legal document** and generates the PDF. After that it cannot be edited, only corrected by issuing a replacement. Then tap **Send**. Mucka prefills the client from the property and attaches the PDF. Check the message, then send. ## What the certificate looks like One landscape page: your business details with your OFTEC registration, the property and tenant, the landlord or agent it is issued to, then a block per appliance showing its details, the seven checks and any readings. Your observations are listed with the most serious first, each with its full grade wording rather than just a number.
